The Glendower Group is revitalizing the Mill River Crossing neighborhood by redeveloping the existing Farnam Courts Low Income Public Housing Development in an ongoing multi-phase revitalization plan*. The newly developed Mill River Crossing will create a mixed-use, mixed-income community of 259 residential rental units, approximately 5,600 square feet of commercial and community space with an outdoor park – a vital community amenity.
The Glendower Group will provide relocation services to 240 families who will be temporarily displaced during construction. Families who do not wish to return will also be assisted in identifying permanent housing.
Farnam Courts included 240 units and will be redeveloped in 2 phases: Phase 1 created 94 residential units and achieved Certificate of Occupancy on May 31, 2018. Phase 2 will create 111 residential units and is expected to close in 2019 for a total of 30 one bedroom, 53 two bedroom, 8 three bedroom and 3 four bedroom dwellings. A minimum of 86 units in Phase I are designated as RAD Project Based Vouchers (PBV). The remaining 8 units will be market rate. Over 80 units are currently occupied.
Conveniently located, units at this development also feature amenities such as sweeping views of downtown New Haven, modern Energy Star appliances, beautiful, easy-care premium flooring, individually controlled heat and air conditioning, landscaped grounds and 24/7 on-call emergency maintenance staff. The building offers a Community Room with fireplace and Community Kitchen, Business Center/ Computer lab, Resident Services Offices and on-site Property Management. Residents will have access to the CT Transit Bus Line as well as major shopping centers.
Mill River Crossing’s newly created infrastructure and off-site pubic improvements along Grand Avenue reconnects the downtown Central Business District and creates a walkable Transit Orient District (TOD).
Mill River Crossing is funded through multiple sources including Low Income Housing Tax Credits (4%), state bond funds, federal HOME funds, city capital funds and private financing.
*Mill River Crossing is part of a multi-phase revitalization plan which includes Eastview and Chatham comprised of 57 town homes completed in 2009 and 2016, respectively.
